Our Residential Conveyancing Costs and Fees

​

We have an experienced residential team who will guide you through the process of buying and/or selling your home.  Please visit our team page to find out more about our employees.

We operate on a fixed fee structure for residential conveyancing which incorporates the whole service we provide, from taking your instructions right through to completion and registration.

​

Purchases (all legal fee prices are exclusive of VAT)

​Generally between £550.00 and £950.00 for a property valued at under £1 million.

Leasehold supplemental fee of £180.00.

 

Service includes investigating title; carrying out searches; reviewing replies given by the seller and raising any necessary additional enquiries; negotiating a contract and transfer document; advising in respect of mortgage offer; proceeding to exchange and complete purchase; calculating Land Transaction Tax/Stamp Duty Land Transaction tax, preparing and submitting forms to the appropriate authorities; and registration of purchase (and mortgage, where applicable) at the Land Registry.

 

Additional Disbursements can include:

  • CHAPS Payment Fee (mortgage redemptions or any payment over £100,000.00) - £42.00 (£35.00 + £7.00 VAT)

  • Bank Transfer Fee (for payments of £99,999.99 or under) - £12.00 (£10.00 + £2.00 VAT)

  • Local Searches - price dependent on Local Authority

  • Office Copies – £7.20 (£6.00 + £1.20 VAT) + £3.60 (£3.00 + £0.60 VAT) per each additional document

  • Search of the Index Map - £4.80 (£4.00 + £0.80 VAT) per search

  • Priority Search - £3.60 (£3.00 + £0.60 VAT) per search

  • Bankruptcy Searches - £2.40 (£2.00 + £0.40 VAT) per individual

  • Identity Verification Searches - £5.04 (£4.20 + £0.84 VAT) to £8.40 (£7.00 + £1.40 VAT) per individual

  • Company Insolvency Searches – £8.94 (£7.45 + £1.49 VAT) per company

  • LMS Panel Admin Fee - £18.00 (£15.00 + £3.00 VAT)

  • Land Registration Submission Fee = £4.80 (£4.00 + £0.80 VAT)

  • Land Registration Fee – this can be calculated at http://landregistry.data.gov.uk/fees-calculator.html

  • Land Transaction Tax (Wales) – this can be calculated at https://beta.gov.wales/land-transaction-tax-calculator

  • Stamp Duty (England) – this can be calculated at https://www.stampdutycalculator.org.uk

 

Please note that the list above is not exhaustive and additional fees may be applied dependent on individual transactions.  The estimated costs above are on the basis that the transaction does not become protracted and no unforeseen issues arise.

 

Sales (all legal fee prices are exclusive of VAT)

​Generally between £475.00 and £850.00 for a property valued at under £1 million.

Leasehold supplemental fee of £180.00.

Service includes investigating title and dealing with enquiries raised; negotiating a contract and transfer document; proceeding to exchange and completion; and redemption of existing mortgage (where applicable).

Additional Disbursements can include:

  • CHAPS Payment Fee (any payment over £100,000.00) - £42.00 (£35.00 + £7.00 VAT)

  • Bank Transfer Fee (for payments of £99,999.99 or under) - £12.00 (£10.00 + £2.00 VAT)

  • Office Copies – £7.20 (£6.00 + £1.20 VAT) + £3.60 (£3.00 + £0.60 VAT) per each additional document

  • Search of the Index Map - £4.80 (£4.00 + £0.80 VAT) per search

  • Identity Verification Searches - £5.40 to £15.60 (£4.50 + 0.90 VAT to £13.00 + £2.60 VAT) per individual

  • Company Insolvency Searches – £8.94 (£7.45 + £1.49 VAT) per company

  • LMS Panel Admin Fee - £18.00 (£15.00 + £3.00 VAT)

Our Probate Fees

 

Hourly rates apply - standard probate charges are generally between £1,000.00 and £10,000.00 exclusive of VAT.

Our Wills Fees

​

From £150.00 plus VAT per Will.

 

Our Lasting Power of Attorney (LPA) Fees

​

The fee is £300.00 + £60.00 VAT per LPA plus a Registration Fee of £82.00 per LPA.
